IMS Real Estate Development announced that it successfully sold 50% of its “I Sheraton 2” project, located in the Sheraton area of Heliopolis.
Hisham Ibrahim, Chairman of the Board, explained that the first phase of the project was completely sold out within just two weeks of its launch, reflecting the trust that customers have in IMS’s real estate products.
He added that the company follows an innovative execution approach in the design and implementation of its projects, using the latest technologies and advanced methods to achieve the highest standards of quality, while balancing environmental, investment, and social objectives.
Collaboration with specialized consulting firms
IMS has partnered with Criteria Design Group as the architectural and engineering consultant for the project. Additionally, Ashranda Boutique Hotel was contracted to manage the hotel section of the project, while IMS Solution provided comprehensive marketing and investment consulting services. This collaboration aims to apply the highest engineering and environmental standards, adding value to the project.
Specifications of the “I Sheraton 2” project
The project is a residential hotel complex spread over an area of 1,450 square meters. It consists of two basement levels, a ground floor, and four repeated floors.
The unit sizes start from 60 square meters, with flexible payment plans extending up to 6 years. The first phase is expected to be delivered in 2027.
The project boasts a double-fronted facade, directly overlooking El-Nasr Road and Al-Moshir Ahmed Ismail Road, with proximity to Suez Road, Al-Saaqa Street, Al-Ahly Club, and Cairo International Airport.

Hisham Ibrahim explained that IMS aims to offer a unique and distinguished real estate product through “I Sheraton 2” by providing all necessary services and requirements to achieve the highest quality in the company’s real estate offerings, using the latest construction technologies.
The project is an extension of the “I Sheraton 1” project, developed in partnership with Winvestor for Investment and Real Estate Development, as part of the company’s expansion plan announced earlier this year.

Engineer Hisham Helal, Chairman of Criteria Design Group, stated that the company, in collaboration with IMS, has set clear objectives to implement a world-class project by applying sustainability and green building standards, in addition to complying with both Egyptian and international codes in the design and construction phases.
He also highlighted that the project respects architectural, environmental, social, and cultural values, employing the latest technologies and innovative solutions to deliver a high-quality architectural experience to end consumers.
Outstanding hotel management
Mohamed Ramadan, co-founder and CEO of Ashranda, revealed that the company will manage the hotel units of the project, in addition to renting out the hotel units on behalf of the project’s customers, offering premium hotel services.
